Before you buy land in Bandera, there’s more to consider than just the view. I’ve walked a lot of properties around here in my time, and I can tell you, an experienced eye on the land can save a bundle. The Ashe juniper, or cedar as we call it, can be quite dense and can hide the true potential of a lot. Removing these can be costly, particularly on larger parcels where buyers often underestimate the expense. After all, it takes serious work to clear it out and turn that land into something buildable.
Then there’s the rock. Bandera sits right on top of layered limestone. What might look like a smooth build site might actually have just a few inches of dirt over solid rock. This impacts everything from foundation work to septic design and even utility trenching. Two lots side by side might look the same, but dig a little deeper, and one could cost you a lot more to develop than the other.
Last is the slope. Those beautiful Hill Country vistas often come with a price tag in the form of grade. You’ll have to think about driveway design, drainage, home siting, and possibly a lot of grading and retaining work before you can start building.
